Method and caveats

Storage Diligence surveys published online rates at every facility in each metro recorded in its Texas facility census, de-duplicated and verified. Facilities whose rates can be read automatically are re-surveyed every week; the rest are read by hand on a rotation, and a facility’s last known rate is carried forward between readings so that changes reflect pricing decisions, not sample changes.

Rates are the advertised monthly street rate for a unit of the stated size and product, before Texas sales tax, and excluding move-in specials, tenant insurance and administration fees. Where an operator lists several tiers of the same footprint, the median tier is recorded. Sold-out units are excluded.

Non-climate (drive-up) and climate-controlled units are reported separately because they are different products at different price points, and the mix of the two varies sharply by market. The week-over-week and four-week changes track non-climate space because it is the product sold in every market.

Each median counts facilities, not listings, and figures drawn from fewer than three facilities are shown in grey with their count. They are indicative only and are excluded from the $/sq ft averages.

The panel is every facility in the metro recorded in the Storage Diligence Texas facility census, de-duplicated and verified. Container, RV and boat yards are counted in the census but excluded from rate figures. Rates are the advertised online asking rate on the survey date: the street rate a new tenant would be quoted, not contract rents, and not what existing tenants pay after rate increases. Weekly and four-weekly prices are converted to a true monthly figure. Starting-at pricing is recorded as published and flagged rather than dropped.
