Method and caveats

Storage Diligence runs a fixed-panel survey. Each market or submarket holds a standing panel of about fourteen self storage facilities, drawn from the Storage Diligence census of Texas facilities and balanced so that national REITs are a fixed minority alongside regional chains and single-site independents. The same panel is re-quoted every week, on the same weekday, so a move in the numbers is a move in what operators are asking rather than a change in which facilities were sampled. A facility that goes three weeks without publishing a rate is replaced.

Rates are the online monthly rate the facility publishes for a unit of the stated size and product, before Texas sales tax, tenant insurance, administration fees and locks. Where a facility shows a crossed-out street rate beside a lower online rate, the online rate is recorded. Rates are never estimated, interpolated or carried forward from a previous week; a facility that publishes nothing that week contributes nothing. Sold-out units are excluded.

Non-climate (drive-up) and climate-controlled units are reported separately because they are different products at different price points, and the mix of the two varies sharply by market. The week-over-week and four-week changes track non-climate space because it is the product sold in every market.

A submarket figure is the median of its panel’s quotes for that size. A metro figure is a chained, population-weighted index over the metro’s submarkets, which moves only by the change measured across submarkets present in both weeks, so a submarket coming online for the first time cannot move it by itself. Figures resting on fewer than five quotes are shown in grey with their count and are indicative only; they are excluded from the $/sq ft averages.

Rates are the advertised online asking rate on the survey date: what a new tenant would be quoted, not contract rents, and not what existing tenants pay after rate increases. Panel facilities are quoted from their own live pricing page where one exists, then the brand’s site, then a listing service; a quote’s source is recorded with it. The ownership, discounting and transparency tables above are filled from the panel as those measures are added to the survey.
